LEED (Leadership in Energy and Environmental Design) is a globally recognised green building certification system, developed by the U.S. Green Building Council (USGBC).

It is the world’s leading benchmark for environmental quality and a key differentiating factor in real estate developments.

It is a global tool for the design, assessment and independent auditing of buildings’ environmental performance, based on a quantitative scoring system (eco-points) grounded on objective and measurable criteria.

It provides an independent third-party framework for assessing and validating the environmental performance of buildings across their entire lifecycle — from design and construction to operation and maintenance.

Assesses various aspects of a building’s environmental performance, including:

  • Energy efficiency
  • Water conservation
  • Indoor environmental quality
  • Sustainable material choices
  • Integration with the surrounding environment

How LEED Works

 

LEED is based on a 100-point rating system, weighted according to a building’s environmental impact, with up to 10 additional bonus points available. To achieve certification, a project must meet all 12 prerequisites and reach a minimum score:

  • Certified (40-49 points)
  • Silver (50-59 points)
  • Gold (60-79 points)
  • Platinum (80-110 points)
